These terms are an electronic record under the Information Technology Act, 2000 and the rules made under it, and are published under Rule 3(1) of the IT (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021. By using nineplusinfra.in you agree to these terms. If you do not agree, please do not use the site.

1. About the platform

NinePlusInfra is an online platform (intermediary) that connects property buyers, tenants, owners, agents, builders and channel partners. We are not a party to any sale, lease or agreement between users, and we do not own, sell or guarantee any property listed.

2. Eligibility and accounts

• You must be 18 or older and able to enter a contract under the Indian Contract Act, 1872.
• You must give accurate details and keep your login secure. You are responsible for activity on your account.
• We may verify your mobile number, identity or authority to list.

3. Listing rules

• List only property you own or are authorised in writing to market.
• Give true details of price, area, approvals and ownership. Do not post misleading or duplicate listings.
• Projects that must be registered under the Real Estate (Regulation and Development) Act, 2016 must show a valid RERA registration number. Agents must hold RERA agent registration where required.
• Upload only photos and content you have rights to.
• Listings may be moderated, edited for format, paused or removed without notice.

4. Prohibited conduct

You must not post or share content that:

• Belongs to someone else without permission or infringes copyright or trademarks.
• Is false, misleading, defamatory, obscene, or promotes discrimination based on religion, caste, gender or community.
• Impersonates another person or misleads about the origin of a message.
• Contains viruses or attempts to scrape, hack or overload the site.
• Threatens the unity, integrity, security or sovereignty of India, or breaks any law in force.
• Is spam, or uses enquiry details for purposes other than the property enquired about.

5. Buyer responsibility

Always verify title deeds, encumbrance certificates, approvals (GHMC/HMDA/DTCP), RERA registration and the identity of the other party before paying any money. Do not pay tokens or advances without proper documents. NinePlusInfra does not verify every listing and is not responsible for losses from transactions between users.

6. Paid plans and advertising

• Paid plans and ad placements are priced as shown, with GST charged extra as applicable.
• Paid plans give access to features; they do not guarantee a number of leads, sales or search rankings.
• Refunds follow our Refunds & cancellation policy.

7. Intellectual property

The NinePlusInfra name, logo, design and software belong to us. By posting content, you give us a non-exclusive, royalty-free licence to display and promote it on the platform for as long as it is listed.

8. Takedown and suspension

On receiving actual knowledge through a court order, government notice or valid complaint, we will remove unlawful content within the time required by the IT Rules, 2021. We may suspend or terminate accounts that break these terms.

9. Limitation of liability

The platform is provided "as is". To the extent the law allows, we are not liable for indirect or consequential losses, or for content posted by users. Our total liability for any claim is limited to the fees you paid us in the 3 months before the claim.

10. Indemnity

You agree to compensate NinePlusInfra for claims or losses caused by your listings, content or breach of these terms.

11. Governing law and disputes

These terms are governed by the laws of India. Disputes should first be raised with our Grievance Officer. Unresolved disputes are subject to the exclusive jurisdiction of the courts at Hyderabad, Telangana, without affecting your rights under the Consumer Protection Act, 2019.

12. Changes

We may update these terms. Continued use after changes means you accept them.
